Separate appearance from structural condition
Worn boards or peeling finish are visible, but attachments, fasteners, posts, and foundations may need a different assessment. Do not assume the structure is sound because a surface looks acceptable—or that a new surface repairs an underlying problem.
If you observe movement, significant decay, loose guards, or other concerning conditions, avoid use and seek qualified assessment. This page cannot diagnose a structure from photos or give permission to continue using it.
Compare the retained and replaced work
Ask which components can appropriately remain, what investigation supports that decision, and which repairs are required. An estimate should distinguish decking, framing, foundations, connections, stairs, guards, flashing, and finish restoration.
Changing the size, adding a roof, or proposing a hot tub can introduce additional structural and approval questions. Make new uses explicit instead of treating them as minor accessories to a surface replacement.
Plan access and maintenance
Discuss safe access to the work area, debris removal, temporary household routes, and repairs where the deck meets the house. Material choices should include care requirements and access for future inspection.
Smokey Ridge offers deck building. Describe whether your goal is a replacement or a repair inquiry and ask whether the actual scope is a fit. The appropriate approach depends on assessment and design, not a universal repair percentage.

Common project questions
- Can new boards make an unsafe deck safe?
- Not by themselves. Underlying structure and connections require appropriate evaluation and repair or replacement where needed.
- Can I add a hot tub to an existing deck?
- Do not assume the deck can support it. Obtain appropriate structural evaluation and design for the actual proposed load.
